Avimor Home Buying Process

Steps to Buying a Home

Get Pre-Qualified

Obtaining a pre-qualification letter helps you determine the floor plan and amenities that fit your budget. The lender will also help you understand your loan options.   Avimor can connect you with a preferred lender or you may work with your own.

Select From Available Homes

Review builders available lots and consider what plan features are important to you such as garage space, kitchen features and bath layouts.  All semi-custom homes will be released at the completion of framing, allowing buyer to choose from a select list of internal designer finishes.

Contract

Once you are ready to purchase your home, a contract will be prepared and a non-refundable deposit will be required. Signatures will be needed by both parties and the papers will be forwarded to the escrow company and lender.

    Customizable Design Center Selections

    Buyer can elect to customize certain interior finishes to include flooring, interior paint, counter tops and bath tile.  Due to time constraints all selections must be finalized within 7 days of signing contract.  If Buyer elects to move forward with the professionally selected existing interior, no design appointment will be necessary.

      Construction Process

      The home is already under construction but will be placed on temporary 7 day hold for your buying and design experience.  Your design selections will then be incorporated into the home construction documents and construction will once again proceed.

        Frame Walk & Homeowner Orientation Walk

        There will be two appointments arranged before “Move in” day. The first will be a Frame Walk which allows you to see your home after rough-ins are complete and before the next stage of construction begins. The second appointment will be your Final Homeowner Orientation walk with our Avimor Care Representative to get an overview of your home and make note of any items needing attention before closing.

          Appraisal and Signing

          We will notify you and the lender about 4-6 weeks prior to completion. The lender will request the appraisal and begin the underwriting process. Arrangements will be made for you to visit the escrow company to sign your closing documents.

            Move In!!!

            Congratulations! You are now the proud new owner of an Avimor home. Once your loan is recorded an Avimor Care Representative will be in contact with you to present you with the keys to your new home.

              Warranty Period

              Our homeowners are contacted two more times after move-in to see how things are going. Once at our 45- Day Care Checkup and again at our 11-Month Tune-up. We also provide a 2-10 Home Buyers Warranty for that extra peace of mind
